Hidden risks come to fore on property-buying checklist

PETALING JAYA: The recent gas pipeline fire incident has rattled many Malaysians, particularly those considering property purchases in the affected or nearby areas.

What was once an overlooked consideration on the property checklist is now gaining serious attention – hidden underground risks such as fuel pipelines.

For many potential buyers, safety concerns have always played a part in the decision-making process, but the recent incident has brought these hidden threats to the forefront.

“Honestly, such pipelines were never a top consideration until this recent incident,” said Yaswinii Kannan, 28, a business analyst.

Her typical checklist includes evaluating nearby pollution sources, proximity to hazardous industrial premises, electrical hubs and other strong electromagnetic fields.

Other key considerations for Yaswinii include the crime rate in the area, security features such as gated communities and camera surveillance, and traffic risks.

She also looks at the environmental history of the land, such as whether it was once a mine or a lake.

“It is also important to investigate the land stability and check for pests, termites or other harmful parasites,” she added.

For Indira Magesan, 31, a former general practitioner, buying property revolves around three main pillars – location, safety and finance.

She emphasised the importance of being near basic amenities, evaluating future developments for investment potential and ensuring affordability.

Although checking for industrial activity and construction is part of her process, pipelines had never been a concern.

“To be honest, we just make sure that industrial areas are at least five to 10km away from our community.

“As a layperson, we don’t have access to blueprints to check for pipelines underground.

“As for construction sites, as long as safety, noise levels and air quality are maintained, I’m okay because these factors can affect property value in the long term,” she said.

Before the fire incident, Indira had been unaware of the risks posed by pipelines.

“We assumed all developments go through strict evaluations to ensure safety,” she said.

“But now, we realise freak incidents such as this can happen anywhere to anyone.

“It will definitely influence my decision in the future. Safety is crucial, but peace of mind is even more important.”

Reflecting on the explosion, she expressed concern that despite numerous regulations for property construction, such an incident still happened.

“Buyers need to do thorough research on the property and evaluate the developer’s portfolio and risk management measures before making a decision.

“I’m not sure if I’d consider buying a house near the site of the incident or in areas known to have gas pipelines, at least not now.”

While Indira believes authorities will take steps to improve safety in the area, she pointed out that human nature makes it difficult to let go of past trauma.

She also said full disclosure on such incidents should be mandatory for parties selling property.

“Buyers must be made aware of past accidents, the countermeasures taken, the placement of pipelines and ongoing safety measures.

“It’s crucial that they have all the information to make informed decisions, free from the pressure of sales talk or promotions.”

 

 

5 Selangor districts hit by floods after overnight rain

SHAH ALAM: Five districts in Selangor were hit by floods this morning following continuous rain that began at 1am.

Selangor Civil Defence Force (CDF) director Ghazali Abd Rahman said the affected districts were Petaling, Klang, Sepang, Hulu Langat and Gombak.

"In Petaling, the affected areas include Kampung Kuala Sungai Baru, Kampung Tengah, Kampung Baru Hicom, Kampung Seri Aman, Kampung Padang Jawa, and the motorcycle lane along the Federal Highway (Shah Alam).

"In Klang, flash floods were reported in Bukit Payung; Taman Daya, Meru; Pekan Meru, Taman Mutiara, and Taman Sri Muda.

"In Sepang, the affected areas include Kampung Abu Bakar Baginda, Sungai Merab, and Desa Vila Merab," he said when contacted today. Ghazali said the affected areas in Hulu Langat included Laman Gahal and Batu 14, while in Gombak it was along Jalan Ayer Panas.

He said water levels in Sungai Klang and Sungai Langat were currently high.

Meanwhile, in Kampung Meru, Kapar, Klang, a total of 26 flood victims have been placed at the temporary evacuation centre (PPS) at SK Sungai Binjai following flash floods.

Ghazali said the number of affected homes and families was still being updated. "Continuous rain from around 2.30am caused overflowing water in the affected areas," he said.

 

Banjir: 6 PPS dibuka, 1,000 mangsa di Petaling & Klang

SHAH ALAM: Mangsa banjir melanda daerah Petaling dan Klang kini mencecah 1,000 orang dengan enam pusat pemindahan sementara (PPS) dibuka.

Pengerusi Jawatankuasa Pengurusan Bencana negeri, Mohd Najwan Halimi berkata, bagi daerah Petaling, selain Dewan Kenanga Seksyen 28 Majlis Bandaraya Shah Alam (MBSA) dan Sekolah Kebangsaan Seksyen 16; Dewan Camelia, Putra Height turut dibuka untuk penempatan mangsa banjir.

Beliau berkata, bagi daerah Klang, tiga PPS dibuka adalah Sekolah Kebangsaan (SK) Sungai Binjai, Dewan Azalea, Taman Seri Muda dan Dewan Bunga Bakawali Seksyen 35.

“Proses pemindahan, pendaftaran dan bancian mangsa banjir sedang berjalan di semua PPS. Maklumat semua mangsa akan dikemas kini dari semasa ke semasa.

“Kita pindahkan mangsa terlebih dulu, apabila hujan reda dan banjir pulih, kita aturkan sukarelawan untuk bantu kerja pembersihan.

“Mungkin ada juga bantuan kewangan (dari kerajaan negeri) tetapi ini akan disalurkan yang berdaftar di PPS. Jika masuk PPS kita akan urus bantuan sumbangan kewangan untuk mangsa,” katanya ketika ditemui selepas meninjau kawasan terjejas di Kampung Padang Jawa di sini, hari ini.

Mengulas mengenai situasi banjir di kawasan Kampung Padang Jawa katanya, meskipun tiada kemalangan jiwa, namun ramai keluarga terjejas termasuk harta benda seperti kenderaan dan sebagainya.

“Di peringkat kerajaan negeri, kita akan melaksanakan penyelarasan bagi proses pemindahan mangsa dan keselamatan penduduk.

“Kita berharap penduduk terjejas akibat banjir mendengar arahan jika diarah pindah sebab kita hendak mengelakkan kemalangan jiwa dan insiden buruk berlaku,” katanya.

Dalam pada itu katanya, pihak kerajaan negeri sedang bersiap siaga bagi menghadapi sebarang kemungkinan jika hujan berterusan.

“Jika malam ini hujan lebat lagi, kita perlu ambil lagi susulan terutamanya bagi membantu pemindahan mangsa,” katanya.

Hujan lebat sejak kira-kira jam 2 pagi tadi mengakibatkan berlaku banjir kilat di beberapa kawasan di negeri ini terutamanya daerah Petaling, Klang, Sepang, Hulu Langat dan Gombak.

190 kediaman terjejas kembali diduduki semula

Sebanyak 190 rumah yang terjejas akibat insiden letupan dan kebakaran saluran paip gas di Putra Heights di sini sudah diduduki semula.

Ketua Polis Selangor, Datuk Hussein Omar Khan berkata, sebanyak 12 agensi sahabat teknikal termasuk

Polis Diraja Malaysia (PDRM) menjalankan kerja-kerja siasatan, pemulihan dan penilaian di kawasan terjejas.

Menurutnya, antara agensi lain yang terlibat ialah Petronas, Koridor Utiliti Selangor (Kusel), Air Selangor, Jabatan Keselamatan dan Kesihatan Pekerjaan (JKKP), Jabatan Kerja Raya (JKR), Majlis Bandaraya Subang Jaya (MBSJ), Indah Water, Telekom Malaysia (TM), Angkatan Pertahanan Awam Malaysia (APM), Syarikat Perumahan Negara Sdn Bhd dan Tenaga Nasional Berhad (TNB).

“Setakat ini sebanyak 487 rumah yang terjejas sudah diperiksa. “Daripada jumlah itu, 328 rumah dibenarkan masuk manakala rumah yang sudah diduduki sebanyak 190 rumah,” katanya ketika dihubungi, semalam.

Beliau berkata, selain itu, sebanyak 306 rumah yang terjejas sudah dibekalkan tenaga elektrik oleh pihak TNB. “Kita juga menerima sebanyak 741 laporan polis berkaitan insiden ini.

“Op Gas ini dilaksanakan dengan kekuatan 697 orang daripada 18 agensi dengan kekuatan PDRM termasuk Pasukan Gerakan Am (PGA) ialah seramai 169 orang.

“Pihak PGA masih membuat kawalan keselamatan 24 jam di kawasan yang terjejas untuk memastikan harta benda yang ditinggalkan mangsa berada dalam keadaan selamat,” katanya.

Insiden yang berlaku pada 1 April itu mengakibatkan kerosakan rumah dianggarkan berjumlah RM65.4 juta termasuk kos untuk pendawaian.

Menteri Besar Selangor, Datuk Seri Amirudin Shari dilaporkan berkata, tindakan pantas Jabatan Bomba dan Penyelamat Malaysia (JBPM) ketika kejadian berjaya menyelamatkan aset bernilai lebih RM285.9 juta.

Anwar urges Asean to engage Myanmar in quake aid, dialogue

KUALA LUMPUR: Prime Minister Datuk Seri Anwar Ibrahim has urged Asean to engage Myanmar in post-earthquake humanitarian efforts while continuing to address concerns under the five-point consensus framework.

Anwar, who currently chairs Asean, expressed appreciation for the solidarity shown by member states in extending aid to Myanmar following the recent devastating earthquake.

"We have had direct engagement with (Myanmar junta leader) Senior General Min Aung Hlaing to discuss humanitarian efforts," he said.

"I have also informed all my colleagues that we should use this opportunity to work together.

"At the very least, we can begin with humanitarian engagement, with both parties acceding to some of the concerns we have raised, in accordance with the broad parameters of the five-point consensus," he said.

 

He made these remarks during the closing of the 12th Asean Finance Ministers' and Central Bank Governors' Meeting (AFMGM) here today.

Anwar, who is also the Finance Minister, said he had raised the same issue with Vietnamese Prime Minister Pham Minh Chinh during a recent phone call.

He said both leaders agreed that Asean must engage in dialogue and negotiations with all relevant parties to achieve a peaceful and inclusive resolution for Myanmar.

This approach, he added, is critical to ensuring that any actions taken are in line with humanitarian principles and contribute to the broader goal of regional stability.
